We just sold 36 Spinosa Way in Novato (San Marin East neighborhood). It was a success story thanks not only to a hot real estate market, but most importantly a team effort between us and the homeowners.

The home had been a rental property for several years. The owners decided it was a good time to sell and they let us know their goal was to get multiple offers. They were willing to invest some money to fix up the house.
We have spent the past 14 years advising Marin homeowners how to prepare their homes for market. The goal is to choose projects with a high return on investment. Most sellers want projects that can be done relatively quickly, so generally our focus is on paint, flooring, hardware and light fixtures.
The kitchen had original 1980s oak cabinets and honey-toned hardwood floors. We suggested updating the look of the kitchen by painting the cabinets, adding new cabinet hardware, replacing the outdated ceiling fan, refinishing the floors and upgrading some appliances.
The result was a bright space with classic medium brown floors and off-white cabinets.
Much of the house had carpet that was too dark and needed replacement. We replaced it with a Berber-style carpet with a subtle pattern.

Now to the family room, below. The fireplace needed a new look! This type of stone can be tricky to transform with paint, but the owner got some ideas from Pinterest and applied a watered down paint solution for a white-washed look (half water, half latex interior flat paint in Swiss Coffee, which is the wall color).
Below you can see how the room turned out with new carpet and our staging. The fireplace treatment was a very successful and low cost way to update the space.
We staged each room, took professional photos and pure video with aerial drone footage. Our marketing resulted in more than 40 private showings in 6 days. The sellers received 7 excellent offers!
We haven't seen this much buyer demand in years. In Marin County, the number of sales in January 2021 was double that of January 2020, which was double that of January 2019.
