Never Made it to MLS -- Pointe Marin Sale
We just sold 23 Poppy Place in Novato. It closed for $1,030,000, which was $35,000 more than the asking price and the highest sale price ever in Pointe Marin's "flower" streets (Poppy, Lilac, Azalea).

We first met with the seller earlier in the summer to discuss a plan for getting the house ready for market. The home was vacant and needed new interior paint and carpet, plus a new lawn in the front and back yards.
We typically help our sellers in a "project manager" role to arrange contractor bids and see the work carried out.
We recommended painting all the cabinets in the house (kitchen, family room, laundry room and bathrooms). This was a relatively small investment that got a huge return because it is a fresh, updated look. We used Benjamin Moore Revere Pewter. It was the correct neutral to go with the granite in the kitchen, plus it also coordinated with the tile in the bathrooms. (When choosing a color to paint cabinets, you need to have it relate to the fixed finishes in the room, such as counter tops or floor tile.)
This home has a larger-than-typical back yard for the neighborhood, and it looked so inviting with the new lawn and plants.

While we were getting the house ready for market, we advertised it on Top Agent Network. We are members of Top Agent Network, which is open to the top 10% of agents in Marin County. Another agent had a buyer and we were able to put a deal together before the home went on the MLS.
