Lessons From This Pointe Marin Sale: $80,000 Over List Price

We recently sold 113 Laurelwood Drive in Pointe Marin, southern Novato. This was the second-largest model in the development at about 4,343 square feet. We worked with the sellers for a short time to get the house ready for market, and then just minutes after photographs were taken, we received a very strong offer. The house never made it to the MLS (Multiple Listing Service)!
113 Laurelwood Drive was offered at $1,595,000. It closed escrow for $1,675,000, or 5% more than the list price. It's the third-highest sale price ever in Pointe Marin.
With this sale, the median sale price in 2017 in Pointe Marin is $1,150,000. In just the Breakers development (Shea Homes), the median sale price in 2017 is $1,512,500.
What made 113 Laurelwood Drive so desirable? Here are some of the biggest factors plus some take-aways if you want to improve your home's value.
1. On trend with white: When the sellers moved in 3 years ago, they had all the maple cabinetry in the home professionally painted white. Even though the house is newer construction (2005), it was built during the “brown trend” in design, when beige was the go-to neutral and builders used it everywhere: in tile, granite, paint, carpet and cabinets. Fast forward to 2017 and fresh colors are now the trend. The neutrals that complement fresh colors are gray and white.
2. Other newly updated features: The sellers replaced all the beige tile with wide plank wood floors throughout the entire main level. They also replaced all the carpet upstairs. In the kitchen, they added a solid-color, glass tile back splash that looks very current, and along with the white cabinets, further updates the kitchen.
3. Fresh paint: The interior walls and baseboards were in excellent condition and everything was a nice and neutral color. The sellers had all the exterior trim and railings painted, which improved the curb appeal. Paint has a high return on investment.
4. Floor plan: Buyers today desire having a kitchen that is open to the family room, and many are looking for a house that has a main level bedroom and full bathroom, like the one above.
5. Privacy: Also high on a buyer’s wish list in the suburbs is a sense of privacy. With newer construction, privacy can be harder to find because homes are built closer together. Fortunately, 113 Laurelwood had no rear neighbors and lots of mature landscaping. If you live in a house in Pointe Marin or elsewhere and you can see your rear neighbors, you can greatly increase your home’s value with landscaping that provides natural screening. Start now! You’ll be glad you did when you sell down the road.
6. Staging: We stage all of our listings as part of our service, whether the homeowner lives in the home or not. The goal is to make homes look current, clean, functional and inviting. At 113 Laurelwood Drive, the sellers were living there during the sale, so their furnishings stayed in place. We moved some things around (for example, we moved the piano from the office to the mostly empty living room. We staged the office as a yoga room).
Throughout the home, the sellers packed up personal items and I added artwork and accessories where needed. I staged an empty bedroom so it would show its best (below).
