Today I’m going to share with you the top 5 home improvement projects we recommend to our sellers. These are tried and true, and they net our sellers thousands if not tens of thousands of dollars when their homes sell thanks to these 5 home improvement tips.
Number one is paint. Depending on the color and condition of your current paint, this could include touchups or repainting entire rooms. Pay special attention to baseboards because they often need repainting. A freshly painted house looks move-in ready and well maintained.
If your home was built in the 1970s or 80s, and all your woodwork is oak, you may want to consider painting the wood white or off-white, depending on the other colors in your home. This has a very positive impact on buyers.
Number two is repairs. It’s important to fix the little things, because if you don’t, buyers will wonder what else didn’t you repair. It speaks to how well your home has been maintained.
Number three is the yard. Curb appeal is really important. You want buyers to have a positive first impression, so sprucing up the yard is a good idea. It doesn’t take that much. At this house in the Presidents neighborhood in Novato, we added a half dozen new plants, trimmed the tree and put a fresh layer of mulch over the dirt areas. This home got 17 offers!
Number four is cleaning. Buyers and their agents notice cleanliness! You must have a sparkling clean house from top to bottom. Commonly missed areas are the insides of bathroom drawers, the tops of baseboards and floor grout.
Number five is home staging. The first step is decluttering and depersonalizing. Less is more when you sell. You also need proper furniture placement to show off your spaces, plus on-trend furnishings to give your home wide appeal. This bedroom was plain and the bed wasn’t in the best location for the room.
