2 New Neighborhood Price Records

We just sold two homes in Hamilton Field, southern Novato. We represented the sellers. Both sales set new price records for their neighborhoods, which was great for our sellers -- and for neighboring homeowners whose property values just went up.


1 San Pablo Court, Novato | Hideaway Neighborhood in Hamilton

$1,050,000 | 4bd, 2.5ba, 2,188 sf approx.


When we first met with the lovely sellers of 1 San Pablo Court back in January 2018, the market value of their home was between $900,000 and $925,000. Our strategy was to price the home at $899,000 and sell at around $925,000 or hopefully a little more.


The homeowners first needed to sell their San Rafael restaurant, so we didn't put the house on the market until summer 2018, about 6 months later. By that time, prices had jumped by A LOT! There had been two recent sales of about $1 million in Traditions, which is a larger development right next to Hideaway. The homes are very similar in size and amenities.



So, we listed 1 San Pablo Ct for $995,000. Within one week, we had 3 offers, and the home sold for $1,050,000. This was $145,000 more than the most recent sale in Hideaway, which was for $905,000 earlier in the year. This home had many high value upgrades, to which we devoted a high level of marketing activities.




1 San Pablo Court was on a corner lot with no close side or rear neighbors, and had many upgrades like a totally remodeled master bathroom with Carrara marble finishes, wood floors, white wood kitchen cabinets, granite counters and very nice stainless appliances.


We provided the necessary staging items to enhance the rooms, like dining chairs, a kitchen table and accessories, and bedroom furniture.


31 Alconbury Way, Novato | Traditions Neighborhood in Hamilton

$1,030,000 | 3bd + office, 2,157 sf approx.


31 Alconbury Way in Traditions, Hamilton hadn't come on the market yet when we found a buyer for it. This home was meticulously maintained and upgraded over the years, and it sold for $30,000 more than the prior highest sale (which was from just a couple months before.)


This was the "I Think I'm In Love" model, and it has an office on the main level and 3 bedrooms plus a loft upstairs. No rear neighbors.
